Fresh plans lodged to demolish 160-year-old Masons Arms pub and build 26 flats

A planning application has been filed seeking permission to demolish a Victorian-era public house in north London and construct a residential development with commercial space on the ground floor.

The Masons Arms establishment on Harrow Road has remained vacant and boarded up since May 2024.

The 160-year-old building was purchased in August 2025 for £2.3 million, with redevelopment proposals submitted in March 2026.

Those plans called for the structure to be torn down and replaced with 26 apartments alongside a bar on the ground level.

The north London branch of CAMRA was among the organisations that advocated for preservation of the venue, arguing that its Victorian interior and period fittings held national historical importance and should not be lost.

LJ Developments has now filed updated proposals for the site at 665 Harrow Road, which includes the former beer garden adjoining the pub.

The revised application addresses concerns previously raised by Brent Council planners regarding the scale and bulk of the proposed structure.

According to documents submitted by the developer, the new plans offer a more architecturally refined solution that would give the public house greater visual presence, incorporating a glazed brick exterior and accommodation for signage bearing the Masons Arms name.

The planning submission (reference 26/0807) seeks consent for the demolition of the existing public house and construction of a six-storey building containing commercial space on the ground floor and 26 homes above, along with bicycle storage facilities, private outdoor areas, waste and recycling accommodation, relocation of a listed horse trough, and restoration of a protected boundary wall.

An ecological assessment included with the application acknowledges that several trees on the southern portion of the site will be removed, with a suggestion to plant eight replacement specimens.

Brent Council has set October 23 as the deadline for public comments and objections on the application.

The Willesden History Society has similarly encouraged residents to register their opinions about the proposals.

In a statement supporting the application, Iceni Projects on behalf of LJ Developments indicated that the scheme would provide residential accommodation while reinstating a public house on the ground floor.

The developer noted that the Masons Arms had experienced prolonged commercial difficulties prior to closure by pub company Greene King and committed that the new establishment would function as a sustainable, inviting venue serving the local community.
